Project Overview

Sundt completed Riverbend Elementary School well within budget and in plenty of time for the beginning of the school year using the lease-leaseback delivery method. In just 15 months, Sundt was able to turn the 21-acre site into a state-of-the-art school campus that includes an administration building, library, gymnasium and multipurpose building, kindergarten building, and three remote restroom buildings. Also included in the contract was the installation of 39 modular buildings on concrete slabs to accommodate future growth.

With the flexibility of lease-leaseback, Sundt was able to accommodate the owner’s last-minute request to complete a portion of the school 10 weeks early so it could be used for summer school. The project team met the accelerated deadline by shifting resources to those specific areas that would be in use first, while continuing to forge ahead on the project overall. Anticipating owner needs and dealing with issues before they could negatively impact the budget and schedule was typical of the communications process that took place on Riverbend.

Sundt worked closely with the owner’s representative, architect and all key subconsultants and subcontractors at every phase of the project. The collaborative approach allowed Sundt to utilize all stakeholders’ strength to achieve the owner’s objectives. It also fostered a very open environment where every item that affected the project in any capacity was readily communicated to all key team members and appropriate actions could be taken to stay on track.
