Truckee High School will be refurbished by Fall 2019.
Almost three years before the scheduled completion of two projects for the Tahoe-Truckee Unified School District, Sundt’s preconstruction team is hard at work finding ways to cut costs and save time.
The school district asked our team, acting as Construction Manager Multi-Prime on the two projects, to develop strategic phasing plans, decide the best way to approach, package and consolidate the work, and anticipate potential constraints before they become issues in the field.
In order to mitigate some of those constraints, our Virtual Design and Construction group, led by Howard “Howdy” Atkinson and Alan Sanoja, laser-scanned Truckee High School. The results revealed several conditions that would have resulted in significant project delays and added costs.
“The scans were used as true as-builts and clashed against the architect’s Building Information Model, allowing us to resolve those problems before they could affect the execution of the job,” said Project Director Tim Blood.
We’re converting existing modular buildings into new construction for classrooms, science labs, elective space, administration and locker rooms. Both projects, including Truckee Elementary School, will undergo significant façade enhancements, technology and mechanical upgrades, site work and ADA upgrades.
Like Construction Manager at Risk, CM Multi-Prime provides an owner the value of preconstruction services including estimating, constructability reviews, logistics, phasing, scheduling and VDC.
“Modernizations, renovations and expansions of this magnitude require a level of phasing, coordination and competent management above what is typically required for a new construction project, particularly when the school needs to remain occupied,” Tim said. “This is the main reason the district opted to award this project to Sundt as a CM Multi-Prime contractor.”
The K-12 projects, located 20 minutes from Lake Tahoe in the scenic Sierra Nevada Mountains, will occur across multiple phases with completion on both scheduled for Fall 2019. Total construction value is expected to be $80.5 million.

Two of Sundt’s employee-owners have been named winners of 40 Under 40 awards from The Daily Transcript in San Diego.
Rob Foster and Brad Kirsch earned the honors as rising stars in the community. Rob is a Lead Estimator who has been in the field for 10 years. Brad is Vice President for Preconstruction in our California District and has been in the industry for 15 years.
Rob has been a key team member at our largest projects in San Diego. He was a Project Building information Modeling Manager and the lead for Mechanical, Electrical, Plumbing, and Systems for the $272 million San Diego International Airport (SDIA) Terminal 2 Landside Expansion. He held a primary role in reaching a Guaranteed Maximum Price Agreement, preconstruction planning and subcontractor procurement for SDIA’s $232 million Rental Car Center.
He has shown that he is a results-oriented, focused team leader as well as an active member of the community through the Sundt Foundation and volunteer activities. He has worked with Embrace’s Helping Our Heroes’ Homes, which restores the houses of low-income, disabled veteran homeowners.
Brad has assembled an impressive resume of successful, well-executed projects valued at more than $742 million, including key work in the San Diego community including Cathedral Catholic High School, Mater Dei High School, Sony Electronics Corporate Headquarters, the SDIA Terminal 2 Landside Improvements and the SDIA Rental Car Center.
He is involved in the construction industry through the Associated General Contractors of America, San Diego Chapter. Brad has given to the Sundt Foundation for 15 years and is active on the San Diego committee selecting charities to receive grants. He also has been involved in numerous volunteer efforts and events.
Awardees came from real estate, construction, law, financial services and government. Some were individual business owners and operators.

Sangsoo Bae recently joined Sundt as a Senior Virtual Construction Engineer. He has been in the construction industry in San Diego for 16 years and holds a bachelor’s degree in construction management from Colorado State University.
The South Korea native recently took a few minutes to talk about his life at and away from work.
What was it about working at Sundt that interested you?
The employee-ownership plan. I’m finally an owner.
If you had to describe your job in just a few sentences, what would you say?
I develop site logistics and material take-off during preconstruction, develop project Building Information Modeling execution plans as they relate to procedures, operations and procurement, am responsible for virtual coordination (all MEP trades, structure and architecture) for construction phase and research, test and integrate new technologies related to BIM into business workflow.
What do you do away from work?
I follow my son’s hockey practice and games, and play golf.
Where is the most interesting place you’ve traveled?
Mongolia and the United Arab Emirates. Mongolia was very different in culture, weather, people and religion from where I am from. When I went there for a project at Ulaanbaatar International Airport during winter 2012, it was between minus-22 and minus-40 degrees. I came to understand why they enjoy vodka a lot.
I went the United Arab Emirates for a lecture regarding BIM for the one of universities in 2013. I met many students and professors who were very good and kind people. It was very impressive and memorable. The food was very tasty.
Read any good books lately?
“Glass Castle” by Jeannette Walls. I borrowed it from my son. Even though I am not from the same generation as they are in the book, the book made me look back to when I was a kid. It reminded me of people I met when I was a kid. The family in the book faced a lot of hardships, circumstances and environments.

After a celebratory ribbon-cutting earlier this month, a new, modern courthouse in California’s Kings County has opened its doors. The Superior Court of Kings County criminal justice facility in Hanford is one of five that Sundt has completed or is working on for the Judicial Council of California.
Our comprehensive preconstruction review included multiple disciplines, construction professionals, courthouse experts and specialty consultants. During the value engineering and life cycle review, we were able to enhance the project by including ice storage tanks for a thermal energy storage system. This value-added item gives the building a system that will provide long-term savings on utilities without increasing project cost.
The 144,600-square-foot building has 10 courtrooms, with another two spaces shelled out for growth, plus a jury assembly room, subterranean parking structure and an underground tunnel that connects to the nearby county jail.
In addition to accommodating criminal, civil, juvenile and family law cases, the new courthouse design includes a self-help center and family court mediation rooms. Security is improved with the incorporation of separate hallways and facilities for the public, court staff and in-custody detainees.
Jim Pullen was recently promoted to Operations Manager for Sundt’s projects in the Southwest. The Fresno State University graduate started out in the industry as an entry level engineer and worked his way up to spend 19 years as a Project Director, primarily managing healthcare projects in Arizona, California, Hawaii and Kansas. Among his notable projects are Mayo Clinic Hospital in Phoenix; Banner Health Cardon Children’s Medical Center in Mesa; Thousand Oaks Medical Center and Marian Regional Medical Center in California and St. Francis Medical Center in Honolulu. He has been with Sundt for two years.
What are the primary duties in your new position?
The Operations Manager ensures the success of each project within the division. This is done by delivering on promises, creating predictable outcomes, managing our risk and making sure we hone our skills to advance our product.
How does this job differ from your former position as a Senior Project Manager?
The focus is more on the people than the process of building the project.
What are some initiatives you would like to undertake?
To make sure we continue to be collaborative, stay disciplined and improve ways to provide better predictability on all of our projects.
What are the biggest projects going on in the Southwest?
Our biggest project under construction is the joint venture remodel of Sun Devil Stadium at Arizona State University. We are on our second phase at the stadium. The project has a third and final phase and will be completed in 2017. In Preconstruction, we have two large projects: Banner Health Care’s University Medical Center-Tucson, which breaks ground in April, and University Square, a mixed-use retail, apartment and hotel project in Tempe that will break ground this summer.
What do you see as Sundt’s biggest strengths?
We have good, solid people. We have had to become very collaborative and innovative to win work in this environment.
What trends are you seeing in the Southwest building environment?
We have seen a big shift from the public sector opportunities to more private work.
