High School & K-12 Construction

Cost Control

High School & K-12 Construction During the planning of a school project, cost estimating and scheduling are critical functions. If not done right, the final design may exceed available funds, or completion may miss critical deadlines. Accurate cost estimates do two things - eliminate budget surprises and validate project scope and schedule. Knowing what a planned project will cost to build requires historical cost data. Unlike many contractors that are new to the field of school construction, Sundt has a proprietary database containing detailed cost information on dozens of recent school projects. We use this, plus the latest estimating software, to give you highly accurate cost estimates throughout the design process. Our extensive use of Building Information Modeling (BIM) is a critical factor in cost control. BIM replaces standard two-dimensional construction drawings with multi-dimensional computer models, letting the project team identify and resolve issues during design, instead of during construction, when they often add cost and extend the schedule.

Real Project Savings

Our preconstruction services are critical to making your project a success. This team of skilled engineers answers critical questions and resolves important issues during the design phase and prior to the start of construction. It is during this phase that we can have the most significant impact on the cost, quality, and schedule of your project.

Schedule

We use our team's knowledge of past school construction projects, coupled with advanced software programs, to produce "real life" schedules. While the project is under construction, we use the latest scheduling software to track progress against established milestones to assure timely completion. This assures that the project will be completed prior to its planned occupancy date. We use Lean Construction®, a production management-based approach to project delivery, on our construction projects. Lean changes the way work is done throughout the delivery process by directly involving field personnel in the planning process. Lean's Last Planner System® assures timely project completion while maximizing value and minimizing waste.

Collaboration

Involving all project stakeholders in a recursive interaction of knowledge ensures defined roles and accountability. Collaboration involving everyone associated with the project assures that all goals will be met. The Last Planner System is the epitome of collaboration. With all stakeholders in one room, the group decision process works effectively and promotes teambuilding.

Experience

We have scheduled our personnel to transition seamlessly from the design phase to the construction phase, giving you the most comprehensive service available. Our hands-on approach to project delivery provides you with unsurpassed quality, timely completion, and value. Personnel is just one of the assets that differentiates us from our competition. We have a large staff of estimators, project managers, and superintendents, and all come with extensive experience working in a collaborative K-12 construction environment.

APDM Capabilities

We have provided preconstruction and construction services using alternate project delivery methods (APDM) for over 30 years. APDM, including Construction Manager at Risk, Design Build, and Lease/Leaseback, consistently provides:

  • Fewer design errors and omissions
  • Shorter construction schedules
  • Fewer change orders
  • Fewer cost overruns
  • Fewer warranty problems
  • Reduced claims and litigation

APDM is also a lot more enjoyable for everyone involved. In addition, we also have extensive experience with providing Construction Management services for education projects.

Quality

High School & K-12 Construction What makes us different from other companies is a strong quality-control program. Key components include knowing what to look for, paying attention to the details, and anticipating changes in order to deal with them before they become problems. Assignment of clear roles and responsibilities to individual project team members and trades produces greater efficiencies with predictable project results.

Quality-Control Tool Box:

  • Mold Prevention Plan
  • Task Hazard Analysis
  • Submittal Review and Certification
  • Multi-phase Inspection Process
  • Preconstruction meeting prior to each new phase of work
  • Standard of Quality Phase for each segment of work performed
  • Pre-Punch Punch list

The purpose of our Quality Management Plan is to provide the project team (including the owner, architect, engineer, construction manager, Sundt, and subcontractors) a measurable means by which to gauge the quality of the product throughout the entire construction process. Good plans and specifications are the cornerstone of good construction. An effective Quality Management Plan defines the means and methods that will result in a quality final product.
